We are away for 6 months and are renting out our fully furnished, cozy holiday apartment starting from 1st November 2024. This property is a two-story attic apartment, with 1 double and 1 single bedroom, 2 living rooms and a spacious bathroom/toilet and an additional bathroom (toilet/shower) on the 2nd floor. The fitted kitchen is equipped with a dining table for 4 people. The dining room/living room comfortably seats 6 people. The balcony, with a view of the Berneck Valley, is particularly noteworthy and is a wonderful place to relax from everyday life. The living room on the 2nd attic floor has a double sofa bed which can be used together with the 2nd bathroom as a studio for guests. The attic apartment can be easily reached via an elevator. Stair lifts can be provided on request. You can use the basement. Equipment Central gas heating + underfloor heating in the bathroom + heat pump/air conditioning on the 2nd floor which has a positive effect on heating costs when used for heating. The apartment is fully furnished and equipped with everything you need including a washing machine and dryer. Restriction: no dishwasher. A parking space (plus 20 euros/month rent) is available in the courtyard of the house. Otherwise parking in a public car park 100m away. Location The property is located in the valley town of Schramberg near the sports field and Berneck beach. A Netto supermarket and an Action Shop are less than 5 minutes away. It is a 15-minute walk to Schramberg center including the bus station. The various industrial areas around Schramberg are therefore easy to reach. Primary school, secondary school and high school are also within easy walking distance.

Bei dieser Immobilie handelt es sich um eine doppelstöckige Dachgeschosswohnung, mit 1 Doppelbett- und 1 Einzelbettschlafzimmer, 2 Wohnzimmer und einem großzügigem Bad/WC und einen zusätzlichen Bad (WC/Dusche) im 2.DG . Die Einbauküche ist mit einem Esstisch fuer 4 Personen ausgestattet. Das Esszimmer/Wohnzimmer hat bequem fuer 6 Personen platzt. Besonders hervorzuheben ist der Balkon, mit Aussicht in das Bernecktal, auf dem es sich wunderbar vom Alltag erholen lässt. Das Wohnzimmer des 2. Dachgeschosses hat ein Sofadoppelbett das mit dem 2. Bad zusammen fuer Gäste wie ein Studio benutzt werden kann. Die Dachgeschosswohnung lässt sich bequem über einen Fahrstuhl erreichen. Auf Wunsch können Treppenlifte zur Verfügung gestellt werden. Ihnen steht Kellerbenutzung zur Verfügung. Ausstattung Zentralgasheizung + Fußbodenheizung im Bad + Wärmepumpe/Klimaanlage im 2.DG die sich positiv auf die Heizkosten auswirkt wenn zum Heizen benutzt. Die Wohnung ist voll möbliert und mit allem Notwendigen ausgestattet inkl. Waschmaschine und Trockner. Einschränkung keine Geschirrspülmaschine. Ein Autostellplatz (plus 20 Euros/Monat Miete) ist im Hof des Hauses vorhanden. Ansonsten Parken auf öffentlichem Parkplatz 100m weg. Lage Das Objekt befindet sich in der Talstadt Schramberg in der Nähe des Sportplatztes und des Berneckstrandes. Ein Netto Supermarkt und ein Action Shop sind weniger als 5 Minuten weg.
